Kiwanis Village Cook Street Apartments
The Kiwanis Village Cook Street Apartments is a new four storey affordable seniors rental building located at the Victoria Kiwanis Village. The project will add 78 new independent seniors affordable housing units to the 8-acre site; raising the total number of affordable units on site from 147 to 225. The Kiwanis Village Society has a long history of providing affordable rental housing for seniors within the City of Victoria. This started with a land grant over 60 years ago that the City of Victoria provided to the Kiwanis Club of Victoria.
Number TEN worked with the Kiwanis Village Society and the City of Victoria to develop the design to suit the neighbourhood context and fit within the existing zoning of the property.
The project provides a mix of unit types allowing for a range of single and double occupancies. Amenities in the new building include balconies off each unit for private outdoor space; common laundry with adjacent social room with fireplace on every floor to promote socialization; secure bike and scooter storage on the first floor; and common 4th floor accessible roof deck adjacent to the elevators.
The project also adds a new community garden for food production and informal gathering areas on a new walking path. This project will meet BC Energy Step Code 3, setting up the project to be a highly energy efficient building. Efficient stacking of floor plans allowed for continuity of insulation and solar shading to be designed into the balconies, creating a dynamic facade while retaining efficient building geometry.
