Sophistication Meets Serenity in Condominium Development
Broadmead Terrace is a luxurious 103-unit, five-building condominium development complete with underground parking in the Broadmead area of Saanich, BC. Careful attention to scale, proportion, and massing resulted in a design solution that is responsive to its scenic natural setting.
The design focus involved incorporating a familiar residential scale to the building mass, height and details, while adding a unique flair and elegance to distinguish it from other multi-residential developments in the area. The building form incorporates the third floor suites into the roof.


The buildings are sited around a central landscaped area with a meandering water feature, fountain, garden gazebo and bridges to add to the picturesque atmosphere.
Identity and character for the woodframe buildings are enhanced with the incorporation of bay windows, decks and balconies, vaulted ceilings, French doors, skylights and a classic assortment of high-end building materials and colours that serve to enhance the planning and design concepts.
The client wanted to develop a project that was not a typical “box-like” apartment block but one that conveyed a sense of sophistication and permanence. The development was conducted in phases with the first phase completed in 1995, the second phase in 1998, and the third phase in 2005.
